Ensuring that buildings are safe, accessible and comply with building regulations is important for protecting the public.

Local authorities are responsible for enforcing building regulations, including fire safety, disability access and implementation of building control regulations.

If you are carrying out any building work, you must make sure you are following all regulations.

For example,

  • Give 7-day notice given to the local authority before carrying out building work
  • Submit a Commencement Notice
  • Submit a Certificate of Compliance following the completion of a build
  • Submit a Disability Access Certificate, if required
  • Submit a Fire Regularisation Certificate and/or Fire Safety Certificate

You can register online and submit these documents to the Building Control Management System (BCMS) at nbco.localgov.ie

The local authority also maintains a number of registers outlining where building work is being carried out. These include:

  • Building Control Register – search the register at nbco.localgov.ie
  • Multi-Storey Buildings Register

If you are carrying out building work, contact the planning section of your local authority to find out what notices and certificates are required.
